Every property owner wants their Real Estate Agent to tell them that their home is worth a lot more than they paid for it.  This may get the agent the property listing; but it makes for lots of seller frustration, delays the time for the sale and dashes many buyer and seller plans.  Sellers figure they can always reduce the price if it doesn’t sell quickly.  But, overpricing and days or months, on the market are often used as a club against the seller and prompt greater reductions in offering prices.

A realistic fair market price is based on the property’s condition, the competitive properties sold and currently for sale, an understanding of the real estate market regional and national issues.  The list price is dynamic and it can change with every new property that’s offered, interest rates and even storms.  Our job is to get and keep your property priced correctly where it will be viewed positively by the maximum number of buyers and produce the best price.

Price is only one reason why there are less than 1.3% of all homes sold by owner and that’s in a strong Seller’s Market.  Why are we seeing prices rise when home demand slows?  Stated simply, sellers are emotionally invested, typically don’t have access to current information and are the last ones to see the market has shifted in favor of buyers
